For years now, the Noida authority has been working towards the betterment of the city and ensuring that people living in the city get what they ask for. For any builder to establish any development within the city, they must follow the rules and regulations regulated by them failing which appropriate measures can be taken.
In recent news, the Noida Authority has published a list of defaulter builders who have failed to obtain an occupancy certificate for their group housing projects. The list includes 68 such projects that have been deemed defaulters as they owe money to the Authorities.
If the numbers are to be believed, around 40,000 Cr. has to be paid to the authorities. Among that, a sum total of 26,000 cr. is to be given to the Noida Authority while the remaining 14,000 Cr. is to the Greater Noida Authority.
An occupancy certificate is a crucial document that certifies that a building is safe for occupancy and has been constructed in accordance with the approved building plan. Without this certificate, a building is considered illegal and cannot be occupied by residents.
Breakdown of the List By Noida Authority
If we understand the breakup of the list, around 15 builders are undergoing insolvency proceedings at the NCLT (National Company Law Tribunal), 30 projects on the list are incomplete and the registries have been stopped due to pending dues, and lastly, 22 developers on the list have completed their projects but the registries are not open due to their pending dues.
The Noida Authority has been cracking down on illegal constructions and has been taking strict action against builders who fail to comply with building norms. The publication of the defaulter builders’ list is a part of this crackdown and is aimed at bringing transparency and accountability to the real estate sector.
The list includes prominent builders and developers who have been operating in Noida for many years. These builders have been given ample opportunities to comply with building norms and obtain the necessary certifications, but they have failed to do so. This has not only put the safety of the residents at risk but has also impacted the reputation of the entire real estate sector.
The authorities have however come up with a repayment scheme that says around 20% of the payment should be done upfront while the remaining can be done within the next 2 years to get their names removed from the list. As it seems, around 7 to 8 builders have given green light to this policy.
